Programming and Schematic Design

Architecture
In this initial phase, we determine how the structure will be situated on the chosen site, with an eye to taking advantage of access, the path of the sun, views and existing trees or other natural features. We also determine how the concepts relate to the proposed budget. Bubble diagrams are used to define relationships between spaces within the structure, and to help determine how one room will flow to another. This is an important step in creating a truly functional project.

 Interior Design
We review "mood shots"-- images from books, magazines and other projects--with the client to determine their preferences regarding atmosphere, level of formality, styles, materials, color palettes and finishes.

Design Development

Architecture
Design development drawings are used to develop the dimension, scale, volume and detail of the rooms. The presentations may include 3-dimensional views of interiors and exteriors, models, materials, etc. Toward the end of this phase, the design information is often put into a form that can be used to obtain preliminary pricing from the client's chosen contractor or an independent estimator.

Interior Design
We select and present specific furnishings, fabrics, window treatments, wallcoverings and decorative lighting-- together with detailed budgets--for the client's final approval. We also select and specify finish materials, such as wood, stone, marble, granite and tile.

Construction Documentation

Architecture
The sealed drawings and specifications are the directions a contractor uses to build the structure. These documents define the quality of materials, installation methods and the contractor's responsibilities. Rogers-Ford produces documents of a detailed level and to a commercial standard, whether the project is commercial or residential.

Interior Design
We prepare, issue and expedite purchase orders for the items selected and approved by the client.

  Construction Administration

Architecture
In this final phase, we assist the owner in monitoring the progress and quality of construction to assure general conformance with design intent.

Interior Design
We coordinate and oversee delivery and installation of all purchased items at the project site.
